When to Repair vs When to Replace

Not every cracked slab needs a full tear-out. Hairline cracks and minor surface spalling can be repaired without replacing the entire surface. But if the slab is heaving, settling unevenly, or has structural cracks wider than a quarter inch, replacement is the smarter investment.

We give you an honest assessment on the first visit. If repair will fix the problem, we'll tell you. If it won't, we'll explain why and quote a replacement. We don't push unnecessary work.

Here's a rough rule: if the concrete is structurally sound and level, repair makes sense. If it's moving, sinking, or breaking apart, replacement saves you money in the long run.

Crack Repair and Filling

We route and fill cracks with flexible polyurethane or epoxy sealants depending on whether the crack is static (done moving) or active (still shifting). Static cracks get rigid epoxy for a permanent bond. Active cracks get flexible sealant that moves with the concrete.

For wide cracks, we clean out loose material, install backer rod, and fill with a color-matched sealant. The repair won't be invisible, but it stops water from getting in and prevents the crack from spreading.

Surface spalling — where the top layer flakes or pits — gets treated with a bonded concrete overlay or polymer-modified resurfacing compound. We grind the loose material, apply bonding agent, and trowel on the new surface.

Concrete Leveling

Settled concrete creates trip hazards and drainage problems. We use polyurethane foam injection to lift settled slabs back to grade. Small holes are drilled through the surface, foam is injected underneath, and the slab rises as the foam expands.

Foam leveling works for sidewalks, driveways, patios, pool decks, and garage floors. It's faster and cheaper than tear-out, and the slab is ready for traffic within hours. The foam is waterproof and won't wash out or compress over time.

Leveling works best when the concrete surface is in good condition but the slab has simply sunk. If the surface is also damaged, we may recommend leveling followed by resurfacing, or a full replacement.

Full Tear-Out and Replacement

When repair isn't enough, we do full tear-out and replacement. We saw-cut and remove the old concrete, fix the subgrade problem that caused the failure, and pour new. The new pour gets proper compaction, rebar, and control joints to prevent the same issue from happening again.

Tear-out and replacement costs more up front but gives you a surface that lasts another 25 to 30 years. It's the right call when the existing concrete has multiple structural problems.
